Give each room a clear removal plan
Walk the property before requesting the estimate. Photograph each room, closets, the garage and any outdoor storage so the quote reflects the whole job. Mark fixtures, appliances and other items that should remain for the next occupant.
For a partial cleanout, separate the approved removal items from property that will stay. The crew follows the agreed scope; it should not have to decide which possessions belong to a tenant, owner or new occupant.
Coordinate access and turnover timing
Tell us who can approve the work, how the crew will enter and whether a property representative will be present. Share your cleaning, repair or showing schedule so pickup availability can be discussed before other work is booked.

Separate contents from repair work
A contents cleanout covers the approved loading and hauling. Repairs, deep cleaning and utility work are separate tasks. Built-in cabinets, attached fixtures or damaged structures need their own assessment rather than being assumed part of an ordinary junk load.
Only arrange removal once you have the authority to dispose of the items. Flag pest-infested material, liquids, chemicals and unusual waste before a visit is scheduled.

Discuss access, item approval and completion arrangements with Bearcat. Remote coordination depends on clear instructions and confirmed access to the property.
Can you include the garage or yard?
Yes, include photos of each area in the quote request. Brush, heavy debris and structures may need a different scope from indoor contents.
Is cleaning or repair included?
The removal quote covers the agreed loading and hauling. Arrange cleaning, repairs and any trade work separately unless a specific task is confirmed in your scope.
